Estimate the cost of building a townhouse

The estimate converts the area of each part (foundation, floors, rooftop stair room, roof terrace, roof) using factors, then multiplies by the unit prices you enter. The result is for reference only.

Steps

  1. Enter the areasFill in “Ground floor area”, “Upper floors (excluding ground)”, and the areas of the rooftop stair room, open roof terrace and front/back yard.
  2. Enter unit pricesFill in “Structure unit price” and “Finishing or turnkey unit price” from your quotes. If the second price already includes the structure, tick the matching box.
  3. Adjust factors if neededOpen “Adjust factors to match the contractor's quote” to change how areas are counted. By default: foundation 50%, each floor 100%, roof terrace and roof 50%.
  4. Read the resultThe “Rough estimate” box updates as you type: converted area, cost of each item and the total.

Tips

  • Ask two or three contractors for realistic unit prices.
  • If there's a pile cost, enter it in “Pile cost” to see the full total.
  • The tool doesn't save your figures: take a screenshot if you want to keep them.

Good to know

  • The factors are reference conventions, not government norms.
  • Excludes design, permits, loose furniture and ground-condition extras.
  • The tool has no built-in prices; every number is entered by you.
